Tenant Services

We are clear about our services provided to the tenants so you can plan your journey with us from selecting a property, to moving in your perfect home.

Deposits

  • Holding Deposit per tenancy, one week rent. (This will be withheld, should any relevant person withdraw from tenancy, including the guarantors. Further circumstances may include, fail a right to rent check, provision of materially false or misleading information, fail to sign the tenancy/deed of guarantee within 2 weeks or as stipulated 
  • Security Deposit, 5 weeks rent if the tenancy is £50,000 pa, six weeks rent, if the tenancy exceeds £50,001 pa.

Tenants' Requests For Amendments

If any request for the variation or an amendment of the contract is received, the request is processed with permission from the landlord and the tenant is liable to pay a fee of £50 including vat per variation, an amendment of tenant replacement.

Early Termination Of Tenancy

Should the tenant wish to terminate the contract earlier than its expiry date, the tenant will be liable for the costs incurred by the landlord in order to let the property again as well as the rent due under the current tenancy agreement until the start of the new tenancy. The total cost will not exceed by the total amount of rent due under existing tenancy.

Reference Request

The reference letters are provided for £20 including vat.

Late Rent Payment/Arrears

Tenants are expected to pay the rent on or before the due date. Should the tenants fall in arrears, we provide the tenants two weeks time to clear the arrears before and interest of 3% above the Bank of England base rate is charged.


A fix penalty of £30 including vat per late payment is charged, should the rent be paid after 7 days of the due date.

Lost Keys and Security Devices

Tenants will charged the actual cost of replacing the lock, keys or security devices.

Client Money Protection

Houseline is a proud member of Client Money Protection Scheme. The scheme is there to protect the landlords and the tenants, should the agency inappropriately use their rent, deposits and any other funds held by the agency.
